WHAT: Diablo Grande is an open space and recreational-oriented master-planned community in Stanislaus County, CA. The original 1993 master plan for Diablo Grande envisioned a 30,000-acre resort community consisting of five different mixed-use villages (offering up to 5,000 residences) and four open space conservation areas. Following years of legal challenges, the first phase of Diablo Grande’s first village (known as Oak Flat) received all necessary local, state and federal approvals, permits and certifications to proceed with the construction of approximately 2,300 residences as well as a community park, two championship-golf courses with a clubhouse plus additional recreational amenities and commercial/retail uses.
Today, Diablo Grande consists of the following:
- A guarded gate entry
- An enclave of custom estates and semi-custom residences
- Several neighborhoods of occupied single-family detached and attached homes
- Currently, there are approximately 425 occupied residences at Diablo Grande
- The Ranch golf course, a championship-caliber tournament course designed by Dennis Griffiths and Gene Sarazen
- The Diablo Grande Golf and Country Club with the following:
- 14,000 sq. ft. clubhouse offering a golf shop, locker rooms, executive meeting and small party rooms,
- a casual dining restaurant
- several event venues including the spacious Canyon Room, the outdoor Pavilion with fireplace and fire pit, and the expansive Pool Deck with resort-style pool.
- Vineyards and ponds
- A playground and basketball court
- A temporary fire station
- Acres of majestic open space and habitat reserve lands
WHERE: Set within approximately 30,000 acres of historic ranchlands, Diablo Grande rests in a scenic valley of creeks, canyons and stands of stately oaks. Framed by the gently rolling hillside of the Diablo Range, the community is situated seven miles off the I-5, near the town of Patterson and just 80 miles east of San Francisco, 50 miles east of Livermore, and 25 miles west of Modesto.
WHO: Diablo Grande was originally planned and developed by Don Panoz, founder of Elan Pharmaceuticals and developer of the Château Élan golf club, winery, and spa resort near Atlanta, GA. Today, the Community Development Team for Diablo Grande includes World International, LLC, a multi-national real estate investment corporation, and Laurus Corporation, a Los Angeles, CA-based real estate investment and development firm. Together, the two partners offer a combined 100 years of real estate development expertise.
HISTORY: Approved by the Stanislaus County Board of Supervisors in 1993, Diablo Grande was originally envisioned as a residential and resort golf community consisting of five villages offering up to 5,000 homes within a variety of residential neighborhoods, six golf courses, a destination resort hotel with restaurant and spa, an executive conference center, a winery surrounded by 40 acres of vineyards, a town center, shopping center, research and development campus, equestrian center, a swim and tennis center, miles of riding, biking and hiking trails, and numerous additional recreational amenities.
Between 2007 and 2008, as the local real estate market began to fail and many homes went into foreclosure, the Diablo Grande master development team faltered and finally declared bankruptcy, forcing all development plans to be placed on hold. In 2008, the Diablo Grande landholdings were purchased by World International, LLC, which then joined with Laurus Corporation to form the Diablo Grande Community Development Team.
Under new ownership, Diablo Grande’s inventory of foreclosed homes has been depleted, new homes are now under construction, major community infrastructure and common area improvements have been made, new recreational amenities have been built, a new water treatment system has been installed, and major financial shortfalls experienced by both the local water district and the Diablo Grande Golf and Country Club have been absorbed.
With a stronger foundation now in-place, the Diablo Grande Community Development Team is now exploring a refined vision for Diablo Grande which will respond to changing consumer demands and preferences for sustainable natural resource management, open space exploration and appreciation, health and wellness-based recreation amenities and services, as well as the offering of a wider selection of homes to meet diverse lifestyles and life stages.
